Hartsop Hall Holiday Cottages in the Lake District

Sleeps 6, 4 bedrooms. Price From £495 Mid Season Per Week

Built in 1699, this Grade II listed traditional Lakeland farmhouse nestles in seclusion at the end of its own driveway, about 300 yards from the Kirkstone Pass road. It offers self catering accommodation for up to 6 people between Ambleside and Ullswater/Patterdale in the Lake District.

Accommodation Summary:

  • Large dining kitchen with Rayburn.
  • Separate large utility room.
  • Large lounge with open fire.
  • Separate small dining room/study.

Upstairs: two large double bedrooms, two singles, family bathroom.

Caudale Beck has vast stone walls, lots of beams and interesting features, including a spice cupboard by the fireplace in the lounge.

It is a very spacious property, where the provision of modern creature comforts has not been allowed to interfere with its traditional features and character appeal.

Self Catering Accommodation: the entrance porch leads into the beamed farmhouse kitchen with oil-fired Rayburn, electric hob, microwave, usual cupboards, large pine dining table and chairs.

Leading off the kitchen is the old pantry, providing a spacious utility room, with a large larder fridge, freezer, washing machine, dishwasher, iron and ironing board, drying space, and plenty of useful cool shelf space.

There is a clothes airer above the Rayburn in the kitchen.

From the kitchen a door leads directly into the lovely oak-beamed lounge, with its open fire, comfy sofas, TV (via Free Sat). There is also a separate dining room, furnished in antique pine, which makes a very quiet study area, if needed.

An inner hall (with coat hanging space) leads to the wide staircase and big landing above, where doors lead to all four bedrooms – two singles and two spacious king-sized doubles.

The family bathroom is big, with bath, hand basin and WC, and lovely views up to Middle Dodd.

The furnishings throughout are traditional antique oak and pine, in keeping with the character of this farmhouse. Heating is by the Rayburn, storage radiators, panel heaters and the open fire, for which fuel is provided.

Outside the farmhouse is a small paved area for sitting out or barbecues (BBQ not provided), and beyond that, plenty of hard standing for car parking. The adjacent barns are in use, and house cattle during the winter months.

Both properties are situated at the foot of the north side of the Kirkstone Pass, between Ambleside and Patterdale, and are accessed off the A592 Windermere – Ullswater road, 1/2-mile south of Brotherswater.

Further Details

The cottages are available throughout the year, for rental on a weekly basis (Saturday to Saturday), or – outside of peak school holidays – for shorter breaks, starting on a Saturday. For just two people, discounts are available for full weeks in off-peak times.

There is a campsite shop for basics just a short walk across the fields. There is a post office, off-licence and general stores (where they bake their own bread for sale) in Patterdale (2.5 miles) and other shops in Glenridding, about 3 miles away.

Eating and drinking

The nearest pub is the Brotherswater Inn, ½ mile away; the best restaurant-pub nearby is the Queen’s Head at Troutbeck, on the Windermere side of the Kirkstone Pass. Ask us for other recommendations.

Fuel and heating

All the fuel, oil heating, electricity, coal for the open fires is provided for guests and is included in the cost of your holiday rental.

The water supply to both cottages is from natural springs, is filtered and regularly inspected by the Environment Agency.  Nevertheless, we recommend you run the water from the taps for a while prior to drinking, on first arriving.

Dog Friendly

We do accept well-behaved dogs in both cottages, @ £30 per week. Dogs must always be kept under close control. Further details are on the booking form.

Children welcome.

Towels & cot bedding not provided.

No Wi-Fi or mobile phone reception, but both are available at the nearby Brotherswater Inn.

Both cottages are ‘NO SMOKING’ properties.
