Charming, sympathetically restored farmhouse/barn conversion overlooking medieval Levignac-de-Guyenne. Panoramic views over sunflowers, vines, plum orchards and farmland. Steeped in history, with many beautiful towns and chateaux to explore, nearby activities include fishing, canoeing, golf, horse riding, go-karting, cycling, walking, photography, hot air ballooning and wine-tasting, or simply relax beside our delightful private pool with its sheltered gardens and sunny terraces.

 

Accommodation

 

Kitchen and dining

The large kitchen with its original tiled floor and chimney-breast, is very well equipped for those who enjoy the opportunity a holiday gives them to prepare delightful dishes using the wealth of fresh local produce, including figs, plums, mulberries, apricots, mirabelles and grapes from our own gardens.

We have 2 fridges, a drinks chiller and a freezer, a De Longhi professional gas range-cooker, a microwave, electric kettle, toaster, slow cooker, bread maker, expresso/cappuccino maker, blender, food mixer and electric can-opener. There is also the essential dishwasher and washing machine.

The dining table in the massive lounge sits 10-12 people comfortably; for more relaxed eating, the kitchen table will seat 8-10; and the outdoor table easily has space to seat 10+.

 

Living room

The barn-conversion lounge is stunning, with vaulted ceiling, exposed stone walls and charpenterie, massive oak beams and pillars and a large, corner wood burning stove for use in the winter. Comfortable, sociable seating is grouped in different areas of the room, allowing different activities to take place without disturbing each other. The wall mounted TV can be viewed from most of the seating areas in the room.

 

Bedrooms

We are an ideal property for couples/small groups and for larger/extended families of mixed ages! There are 3 spacious bedrooms, each capable of sleeping between 2 and 5 in proper beds – cots also available. With wooden floors with rugs, exposed beams and charpenterie, the Family/children’s room has a big central beam and can sleep 5 in 1 double + 2 trundle singles, plus 1 in a toddler bed. It has a large TV/Blu-ray player to which an X-Box or similar can be connected.

The downstairs bedroom with king-size Four-poster and single day-bed, has its original features – beamed ceiling and terracotta tiled floor. It is cool and airy in the summer and contains a TV/DVD combo should you wish to retire with a good film.

The other upstairs bedroom, in what would have been the attic, is the master with a king size bed and private washing facilities. It also has a TV/DVD combo.

NB We would not want, nor expect, to take a booking for 9 people, but our room arrangements give fantastic age/gender flexibility!

 

Bathroom

The family bathroom is located on the ground floor and contains a proper bath (suitable for little ones and for adults), a shower, WC and washbasin. The fact that there is only one bathroom however, will affect the number of adults/children the house can comfortably accommodate, so please bear this mind when enquiring. (6 adults is really the maximum comfortable, or 4 plus two or three little ones, but over this and toilet/shower queues will tend to detract from your enjoyment a little.)

 

Entertainment

Indoors there is a large satellite TV, receiving English free to air channels, a Blu-Ray player and DVD-VCR combo, a music centre with CD player, numerous English language paperback novels by well-known chart-topping authors, a roulette game, plus numerous board and card games.

 

Visitor suitability

The house is suitable for all apart from the very unsteady on their feet, or wheelchair users, due to there being a number of small steps and different levels on the ground floor.

We can usually provide a stair gate, two travel cots, playpen and highchair; a Moses basket for tiny babies; and a padded changing mat and toilet seat adapter available for little bottoms, other equipment requests for very small children can usually be accommodated with notice at time of booking.

Please bear in mind that, as is normal in French houses, all downstairs rooms have solid tiled floors with a scattering of soft rugs, and we also have an open plan staircase. French children fall and bang their heads just as often as British children, get back up and survive to adulthood, but I feel I must remind you just in case you might feel faint of heart at the thought!

 

Outside

 

Outside is our fabulous pool, (usually open from April to October) which every year receives accolades from our guests (they find it hard to drag themselves away to do other things)! The garden is very large and there is plenty of space for ball games, badminton and tennis, a gentlemanly game of boules or simply sitting in the shade of a tree with a good book.

There is a delightful walk from the house down the lane, past woods and a small reservoir/lake which has sufficient slopes to be bracing and good for the health if done briskly! There are also several beautiful spots in which to sit and simply “stop and stare” – good for the soul and highly recommended!

There is plenty of space to park 2 cars outside in a pull-in by our side gates, plus space for another one by the front gates.

 

Location

 

The house is situated on a hilltop with 360° panoramic views over plum orchards, sunflowers, maize and vines. It is reached by a private lane which serves only 4 residences in total, making it a peaceful place to be. The local village has a small supermarket, a baker, a butcher, hairdresser and Post Office. It hosts a “Farmers Market” every Friday night for 6 weeks in July and August, where row upon row of tables and chairs line the streets, and local food, wine and produce is on sale. Music and dancing continue on into the small hours of the morning, and a great time is had by all – locals and incomers alike!

Our lovely Lamourache stands very close to the borders of three departments – Lot-et-Garonne, the Dordogne and the Gironde, making it ideally placed for day trips to Bordeaux and the coast, or forays deep into the gorges and caves of the Dordogne region. The weather is superb throughout the spring, summer and autumn and the whole area is green and fertile – the local agriculture is mainly plum trees (for prunes), maize, sunflowers and, of course, vineyards – Côtes de Duras is the smallest Appellation Controllée in France and boasts numerous local producers whose doors are open to you for tasting and buying.

Something that may not be widely known is the French love for walking – their commitment to the ‘Randonnée’ is such, according to franceonfoot.com, that although the country is three times England’s size, it has more than eight times the mileage of public footpaths. Painted markings on trees and rocks help to make sure you don’t get lost.
